The options were: Experience and track record of success, professionalism and communication, trust and personal connection, and commission and cost. Here’s how the votes came in:
And when I followed up with, “Are you surprised by these results?” every single person — 100% — said yes. Honestly, I was surprised too.
I truly thought commission and cost would rank higher. We hear about it all the time in real estate conversations throughout the Shenandoah Valley. With home prices rising and affordability tightening, it’s easy to assume cost is at the top of everyone’s mind. I completely understand why people would think that. Choosing an agent based on price alone can feel like a practical decision, but as someone who works full-time in the field, I can tell you… It’s rarely the thing that makes or breaks the experience.
What also caught me off guard was that experience and track record received zero votes. From inside the industry, this one feels huge. Experience matters because it’s often the quiet force that prevents problems before they happen.
An experienced agent has navigated shifting markets, tricky negotiations, inspection surprises, appraisal issues, and complex contracts. They know when to push, when to pause, and how to protect their client’s best interests. In markets like Harrisonburg, Woodstock, and Mount Jackson, every neighborhood, HOA, and zoning guideline can vary. That local knowledge and historical context can save clients both time and money.
Whether you’re looking for the best real estate agent in Shenandoah County or simply a trusted Realtor in the Shenandoah Valley, experience truly matters. For newer agents, having a strong mentor or support system is key. Collaboration helps fill those early gaps so clients still receive seasoned guidance.
Then there’s professionalism and communication. Only 25% of the votes went here, but I think it deserves so much more weight. To me, this is what turns trust into results.
Professionalism is about doing the simple things consistently… showing up on time, following through, returning calls, being transparent, and treating every client and colleague with respect.
In my work across the Shenandoah Valley, I’ve seen how communication can make or break a deal. A missed call or unclear update can quickly spiral into confusion or frustration for clients. On the flip side, when everyone involved feels informed and respected, even the most complicated transaction can run smoothly.
Unfortunately, professionalism isn’t always as common as it should be. I’ve seen flashy marketing without substance, gimmicky listing videos that miss the mark, or agents who fail to communicate updates once a contract is in motion. Real estate isn’t just about charisma or charm… it’s about clarity, organization, and care.
Seeing trust and personal connection take the top spot didn’t surprise me, but it did make me pause. Trust is absolutely essential. You should feel comfortable and confident with your agent. You should be able to ask hard questions, express your concerns, and know that your agent has your best interests at heart.
But personal connection can be tricky. Sometimes, we’re drawn to work with someone simply because they’re a friend or family member… and while that can work beautifully, it doesn’t always mean they’re the best fit for your specific goals. The agent who feels like a perfect “fit” should also be the one who demonstrates professionalism, communicates clearly, and knows how to navigate the market in your area.
That’s what this poll reminded me of most… choosing an agent is about balance. The connection should feel right, but so should the confidence that you’re in capable hands. The best partnerships happen when personality meets professionalism, when communication builds trust, and when experience supports every step of the process.
